About the Founder

Hans W. Schmitter, MAI, CCIM

Founder & Principal | Perspecta Valuation

At the forefront of Perspecta Valuation stands Hans W. Schmitter, MAI, CCIM—a nationally licensed appraiser, seasoned investor, and valuation strategist whose expertise bridges precision analytics with real-world real estate insight.

Hans is a Certified General Appraiser in all 50 states and the District of Columbia, the highest level of appraisal licensure attainable in the United States. This credential authorizes him to evaluate any type of real estate—from single-family homes to highly complex, income-producing commercial properties. Achieving this certification requires a bachelor’s degree, 300 hours of qualifying education, 3,000 hours of supervised experience (including 1,500 in non-residential appraisal), a background check, and successful completion of the National Certified General Appraiser Exam.

Hans has gone far beyond those requirements. He earned the MAI designation from the Appraisal Institute—widely regarded as the gold standard in commercial valuation. This elite credential requires an additional 4,500 hours of specialized commercial appraisal experience on top of the Certified General license requirements. It also demands completion of the Institute’s most advanced coursework, including four 30-hour, graduate-level courses in income capitalization, market analysis, and complex valuation modeling, followed by a comprehensive examination.

To achieve the designation, Hans completed the Traditional Demonstration Appraisal Report, an exhaustive, independently produced appraisal analysis that tests a candidate’s mastery of valuation theory, data extraction, quantitative analysis, and defensible reporting under rigorous peer review.

Hans also holds the prestigious CCIM (Certified Commercial Investment Member) designation—earned by completing advanced coursework in financial, market, user, and investment analysis, and passing a demanding comprehensive exam. Together, these dual designations place Hans among a select group of professionals recognized internationally for their analytical excellence, ethics, and strategic insight.

A native of northern Indiana, Hans brings a builder’s eye and a developer’s practicality to every valuation, thanks to his early career in construction, architecture, and engineering design. He holds a Bachelor’s degree from Indiana State University, along with multiple technical and associate degrees in Architectural and Mechanical Specialties from Ivy Tech State College, graduating Cum Laude and serving as President of Phi Theta Kappa Honor Society.

Hans founded Perspecta Valuation to challenge the volume-driven, impersonal culture of institutional appraisal firms. His mission: to deliver independent, accurate, and insight-driven valuations that empower clients to make smarter, faster, and more confident decisions—free from corporate bias or external pressure.

He has served in leadership roles within the Appraisal Institute’s Indianapolis Sub-Chapter and is deeply committed to service through Habitat for Humanity and other volunteer opportunities.

Outside of work, Hans is a devoted husband and father of three. He met his wife—originally from Indonesia—while she attended Purdue University, and together they’ve explored the world, from hiking the Great Wall of China and visiting the Pyramids of Giza to climbing Mangart Mountain in Slovenia.
